Senior Contracts Specialist

Key Responsibilities:

• Draft, review and negotiate lease, sublease, service and other commercial contracts and legal forms for airport real estate (commercial premises, land plots, hangars, warehouses); maintain standard templates
• Market analysis of rental rates and contract terms (commercial, industrial, SEZ, hangar, residential): benchmarking, recommendations on pricing and indexation
• Revenue forecasting: calculation of expected rental income and contract value, occupancy; control of contract execution, payments, renewals and receivables
• Participation in tenders: preparation of tender documentation and contract terms, evaluation of proposals, coordination with Legal, Finance and Procurement

Qualifications Requirements:

• Minimum 3 years in real estate – industrial, free / special economic zones, hangar, commercial or residential – in contract management, leasing or commercial roles; experience in tenders

• Higher education in Law, Economics / Finance or Real Estate Management

• Civil Code of RK (lease and contract law), land and SEZ legislation; market rental rates and contract values in Almaty; lease economics (rate per m², indexation, occupancy, revenue); tender procedures; full contract lifecycle management

• MS Excel – advanced (revenue calculations), Word (templates, track changes), PowerPoint; 1C / electronic document management systems; legal databases (Adilet, Paragraph)

• Experience negotiating with tenants and counterparties; ability to prepare bilingual (Kazakh / Russian) contracts

• Fluent English
